Budgeting for Transfer and Bond Costs

Separate transfer costs, bond registration costs and your monthly home loan budget.

What the calculator includes

The WDS calculator uses the supplied July 2026 fee schedule. Transfer estimates include attorney fees with VAT, administration and disbursements, the Deeds Office fee and transfer duty where applicable. Bond estimates have their own attorney, Deeds Office, electronic instruction and administration amounts.

An example at R1.5 million

For a R1,500,000 purchase, the schedule gives a transfer estimate of R51,413, including R8,700 transfer duty. If a R1,500,000 bond is also registered, the separate bond estimate is R44,614. These examples assume an ordinary transaction subject to transfer duty and are estimates rather than formal quotes.

Transfer duty and VAT

Transfer duty is a SARS tax on property acquired. The applicable rates depend on the acquisition date. A transaction subject to VAT is treated differently from one subject to transfer duty; ask the conveyancer to confirm the tax treatment rather than deciding it from the price alone.

Confirm the final budget

Between listed values, the calculator uses fees from the next higher schedule amount and calculates duty on the value entered. Values outside R300,000 to R30,000,000 need a quote. Bank charges, insurance, moving costs and matter-specific charges may be additional. Use the repayment calculator separately for an illustration of monthly loan payments.
