Obtain the existing approved plans and a copy of the title deed. Compare the available records with the structures on the property and identify any proposed changes. A title deed can contain conditions, building lines and servitudes that need to be considered before designing the work.
Use the municipality's current requirements
Ask the responsible municipality for its current application process, checklist and fees. Work with an appropriately registered architectural professional to establish what plans, signatures, supporting documents and approvals are required for your project. An estate or sectional title scheme may also have approval requirements.
Resolve restrictions before proceeding
Tell the professional about any work near a building line or servitude and any title condition that may affect the proposal. Ask whether a separate consent or planning application is needed. Municipal approval and private scheme consent address different requirements, so one should not be assumed to replace the other.
Keep the approval and inspection records
Confirm the required approvals before construction starts, and follow the applicable inspection process. Keep approved plans and completion records with your property documents.
